Early in life, David learned that he received an incredible amount of satisfaction from managing projects from start to finish. Building was more than an interest; it was a passion that he has always taken a great deal of pride in.

After 7 years of government contracting experience working a superintendent and project manager, David found himself at Andrews Roofing where he could use his talents to specialize in the field of roofing.

With a wealth of experience and training in residential remodeling, David is a natural at estimating for homeowners. His responsibilities include residential estimation as well as overseeing each installation from estimate to final inspection. His strength lies in his ability to understand the customer while delivering a quality finished product. TPO for Commercial Roofs

TPO, or Thermoplastic Polyolefin, is a synthetic rubber compound that is one of the most popular roofing solutions for commercial buildings today.

There are many notable advantages to installing a TPO system on a commercial building. For one, TPO can be fused to create a highly reliable, long-lasting seam. In addition to its strength, it is a heat-reflective, energy efficient material that was created to withstand the effects of ozone, chemical, and ultraviolet exposure. The materials’ ability to endure these types of effects is what makes it such a cost effective option.

TPO comes in several different thicknesses and can be mechanically fastened, fully-adhered, or ballasted, depending on the existing structure. It is most commonly applied in a white color to maximize its efficiency. By reflecting heat and light, TPO guards the roof from absorbing and transmitting outside temperatures to the interior of the building.

Having a qualified roofer is essential when installing TPO. The estimator must assess the current condition of the roof and recommend the best system to install. Even the preparation to the surface of the existing roof is essential for proper installation.

A Few Things to Consider When Replacing Your Residential Roof

There are many factors that can determine when and how you replace your residential roof. Here are a few things to consider if you think it may be time to replace your roof:

Geographic Location
Do you live by the water or in an open field? Is your property located in area that regularly experiences high winds? If so, you may want to consider higher grade materials for your roof, in lieu of basic 3-tab shingles. If you live by the ocean, salt water is also a factor, as it can affect metal, so if metal is used you should consult with your estimator on recommended options.

Budget
If money is an object, the most popular, economical choice for a residential reroof is an architectural style shingle. This roof is a step up from the basic grade, 3-tab shingle. Although the 3-tab shingle can provide a good quality roof, it can withstand winds up to about 60 mph, whereas an architectural roof can withstand up to 130 mph. The difference in price for your investment is usually worth the upgrade if that increase can be accommodated by your budget.

Pitch of Roof
Pitch or slope (steepness) of your roof, or certain portions of your roof, plays a major role in what type of roof will best perform on that surface. Anything from flat to a 3:12 pitch is considered a low slope roof and should, in almost all cases, receive a membrane roof system for best performance.

Home or Rental/How Long Do You Plan to Stay?
People who plan to live in a property for several years typically tend to invest a little more in their roof system so that it will not need to be replaced as frequently. When replacing the roof on a rental property, the decision to go with a lower or higher grade material depends on what you are looking for as far as your return on investment.

Look/Style of the Roof System
Luxury shingles, metal, flat, slate, and specialty materials all have a unique appearance. Choose a roof system that will not only last, but that compliments the appearance of the property.

Tearing Off Old Roof vs. Roofing Over
We do not recommend installing materials over shingles. It is important to inspect the wood deck to ensure that the new roof is being installed over a sound structure. Roofing materials are extremely heavy, and building on a structure that cannot support the weight of the materials can be dangerous.  Roofing over a previously installed roof can be considered under certain circumstances, usually with flat roof systems, but consult with your roofer for the best solution.

Timing
Not waiting too long to replace a roof can save you quite a bit of money in the long run. Ongoing leaks on any roof can lead to rotten and deteriorated sheathing, which adds up in the end.

Flat / Low Slope Roof Overlay Replacement as an Option (Retro – Fit)

There are many ways to handle your roof replacement. A lot of commercial and residential flat roof owners know that you can install a new roof over top of an old one. Many old built-up roofs are still out there, and most even have rocks on them. These roofs can be expensive to tear off and dispose of, so for years roofers have been overlaying with “recovery” insulation board and single – ply roof systems such as TPO membrane, E.P.D.M., modified bitumen membrane, and P.V.C. membrane. These roof systems will last about 20 years and then you tear both roof layers off and start over.

Single-Ply roof systems are also roofed over. Building codes only allow for two layers of roofing and we agree with this code. Also, the insulation and roof deck on your existing roof must be dry and in such a certain condition to be roofed over. Some roofs cannot be left in place and roofed over for several reasons, so consult with a roofing professional to see if it is an option.

Special specifications are made by the industry when roofing over, so be sure you can trust and rely on your roofer to do the job correctly. Generally, it is better to tear off the old roof, but in many cases a roof over is a very acceptable option. In fact, based on my experience, the vast majority of one layer flat roofs get a retro-fit treatment.

Roof Coatings

Sometimes you can coat your roof instead of having to actually remove it and replace it with a new one. It can be much more cost effective, and in some cases, it can be better for your home, business or church roof.

Asphalt shingle roofs can’t be coated, but just about all other types of roofs are “coatable.” Of course, your roof must be in a “coatable” condition. We coat mainly metal and single – ply membrane flat or low slope roofs and it works very well on these surfaces. Examples of single – ply roofs are smooth modified bitumen membrane, TPO membrane , P.V.C. membrane, and E.P.D.M.

Coating a metal roof is usually more cost effective than replacing it because metal roofs are a premium roof system and, in some cases, are old with historic architectural designs that you may want to preserve. You can simply prep it and use a fibrated coating such as aluminum coating or asphalt coating to stop minor leaks and maintain the roof.  This application can also dress it up a bit for aesthetic reasons.  If you really want something nice, we can apply an acrylic / elastomeric coating system, which may or may not include fabric, and even get you a real warranty! This is like roof “membrane in a can.” They do come in colors, of course, and most localities do not require a building permit for coatings, which keeps costs down.

We can apply the same types of coatings to single – ply roofs. We make sure there is no moisture in the flat roof or standing on the surface (ponding water) in a case where a coating would be feasible.

Believe it or not, one can even use some coatings as, “stand alone roof systems,” where the coating is applied right over the plywood roof sheathing.  One advantage, under these circumstances, is that coatings do not blow off and they are extremely light weight, making it alright to overlay an old roof.

High end premium coatings come with 10 and 15 year water tight warranties from the manufacturer and are renewable in most cases. The manufacturer would come out, inspect the roof when it is near the end of its warranty period, tell you what to do to maintain the roof coating system, and renew it for another 10 years even!

Ventilation Requirements for Your Roof

When you install a new roof on your existing home or business or when you are building a new structure, (which will have a roof on it), it’s a good time to brush up on ventilation requirements.

Over the years ventilation knowledge and technology have changed. I have been in old buildings and residential homes which have no vents at all. I have also seen 10 year old homes with improper or insufficient ventilation.  Proper ventilation will provide you with an attic that is not too hot or moist which can cause problems. Bad ventilation can allow mold, condensation, wood rot, shortened shingle roof life, higher energy bills, etc. I have been in attics that are completely wet to the touch and by sight on the bottom side of the roof sheathing because of lack of vents. We vented it and it dried right up. When getting roof consultations or estimates, ask the contractor if your vents are ok for your home. He should know much about it.

A proper ventilation system is balanced. The intake at the eave should be equal to the exhaust at the ridge. This makes for an even flow of air to keep the attic and roof deck in ship shape. Different climates have different air volume requirements.

Make sure you do not have conflicting types of vents on your roof like a power fan beside a slant back gravity vent , for example.These are both exhaust vents and that fan will probably pull air into that slant back vent making it an intake vent. This is like a short circuit in electrical systems.

This is just basic and general info about roof and attic vents. Your roofing contractor should be able to evaluate your home and either replace your vents with new ones, if your system is good,  or change the way your house vents all together. It will pay off in the short and long runs if you handle it at new roof time.

Bad ventilation will void your shingle warranty and shorten the life of your roof. This is true in asphalt or wood shingles or shakes. We like to use AIRVENT products because of their quality, availability, variety, customer service, and training.

Many architectural or dimensional asphalt shingle roofs are now made with limited lifetime material  warranties if installed and vented properly. Our favorite type of exhaust roof vent is ridge vent because it is at the ridge and is continuous ventilation which leaves no “hot spots” under the roof deck.

Quality Roof Installation and Roof Repairs: Picking the Right Roofer or Roofing Contractor

There are all types of roofing and several manufacturers make them. The different main types of roofs are flat roofs, low slope roofs, and steep roofs.

An example to use here is steep roofing material. Asphalt shingles are a practical and cost effective way to roof a building, house, business or church that has a 4/12 pitch and goes up to almost a vertical slope. Asphalt shingles are made by 4 or 5 major manufacturers that I am familiar with. We like CertainTeed the best because of many reasons, but the other 3 or 4 guys’ products are at least acceptable as well. The point is that you do not have many manufacturers of asphalt shingles to choose from, but you do have MANY roofing contractors or roofers or roofing companies to choose from just in your local area. These roofers are all over the chart as far as quality installation is concerned. One can install a shingle roof incorrectly that has to be replaced because of roof leaks or other problems in as little a time as a month. Yes, this is true. We are expert witnesses in cases like this. But the big surprise is that a roof can be installed “good enough” and perform for 10 years or be installed very well and last 30 plus years. This is for real.

A good roofer has been doing it for a while of course, but he also must know what the manufacturer says about installing their product.  Conventional roofing industry wisdom is good but we must follow manufacturer specifications to make the roof its best and to make warranties count. A manufacturer in most cases is not responsible for the quality of the installation. They won’t stand behind it if it is not on right.

You do not want to be stuck with no warranty left after a few years because your roof wasn’t installed just right. The shingle makers spend big $ on engineering designs and testing to make sure their product stands up to elements such as wind, rain, and beating sun.

Think about it – that roof is the building’s first defense against these forces and it must do well for a long time. If they build that shingle, they know how to put it on for best performance and duration of service. Ex. Put the proper # of roofing nails in the proper spots. Use the right galvanized roofing nail and it must be the designated length. Do not drive the nail crooked or too deep and damage the shingle. These are just a few items to know about just the nails. This is the “tip of the iceberg.”

Trust me and take time to pick the roofer who will install a roof SYSTEM – not just a roof. The roofing crew needs real  roof mechanics, quality supervision, and a thorough post job inspection. The inspection should be done by a manager of some sort, preferably one who doesn’t work on the crew. He must get on the roof and look it over closely before you pay. Here are pointers for getting the right man for the job. He must be….

1. licensed and insured
2. certified by the manufacturer
3. in business [same entity] for a while
4. able to provide references of people with roofs like yours
5. able to give you addresses of buildings he has installed roofs on like yours
6. not the lowest price by too much,especially REALLY low
7. not financially challenged , if he is he may not be able to finish
the job or honor the labor warranty down the road
8. in possession of good equipment [ride by an ongoing job to see]

How to Begin Thinking About Your Roof

Hi! If you have a building, you have a roof and at some point you will have to repair, maintain or replace it…or even all three!

I am talking about your residential home roof or the one on your commercial office, church, etc. Whether your roof is residential, commercial, industrial, institutional, shingle, flat, metal, slate, cedar shake, tile, or synthetic, there is a proper and specific way to maintain or replace it.

There are options for every roof. Since a new roof is a 20+ year commitment, you might as well take your time and choose the best one. The internet may help, but nothing is better than consulting with a real, live roof estimator, consultant or salesman.

A good roofing expert has years of experience in the industry. He can help you figure out what kind of roof or roof repair you need, which will perform and look the best, and which will last the longest. He can even help you with colors. These guys are pros. So contact a reputable roofing company and ask them to send him out, especially if you have leaks, have an old roof, have a damaged roof, or if your roof just looks bad. Looking bad can mean it is one or all of the above.

Synthetic Slate Roofs

I’m telling you, I really like this stuff.
We prefer the EcoStar brand, Majestic Slate. It looks like slate, is less expensive and weighs less. We have tried several brands over the years and stopped looking after the first time we did one of these. It is high quality and looks great. We have never seen it leak.

Our men had to get on job training by the EcoStar inspector to certify us as a Gold Star Applicator, which makes us able to get a 50 year workmanship and material EcoStar Gold Star warranty. They send an inspector to pass the job after completion. Their specs are tight. No wonder they don’t leak! Also, it comes with up to a 100 m.p.h. wind warranty. We must shuffle and flex all tiles before installation to avoid color issues. It makes for a slow process, but the results are very pleasing.  We use stainless steel 1-1/2″ ring shank nails. It is the best and comes in 11 colors, which can actually be mixed to your liking.

These tiles are made 80% of recycled rubber and plastic. We use all EcoStar products when installing one so that warranty issues are clear and we provide a 10 year workmanship warranty too. Metal or copper valleys and flashings, special underlayments, and ice shield are used so they last as long as the roof.

The Best Warranty: Single-ply Membrane Roof Warranty

The best warranty in the construction industry is a single-ply membrane roof warranty (TPO or thermopolyolefin  , E.P.D.M., P.V.C., Modified Bitumen).

Firestone Building Products is leading in this area with their “edge to edge” roof warranty which covers all the roofing accessory products installed (membrane, roof insulation such as poly – iso board, fasteners, flashings, metal drip edge or coping or gravel stop, etc. These are on commercial flat or low slope roofs with positive drainage.

Of course one can get just a material or a membrane only warranty, ( residential or commercial) accompanied by the roofing contractor’s labor warranty, but I am speaking of a workmanship (labor) and material warranty by a multi-billion dollar company. Firestone even inspects the roof to be sure it is installed as per their specifications. A contractor must be certified by them to obtain one of these warranties which means you are sure you have picked a good roofer.  Any roofer can get a material warranty.  Only the best are Firestone certified.

These warranties are non pro-rated, have a no dollar limit, and are available in duration of 5, 10, 15. 20, 25 and 30 year increments. Yes, they can guaranty a roof against leaks and other defects for 30 years! They do this because they know their roof system will perform and last.

You know what non pro-rated means. No dollar limit means that 29 years from now, on a 30 year roof, inflation doesn’t matter. If a repair costs 20 times more than it does now, they still have to provide material and labor to do it. And most of the time these warranty repairs are made in just a few days because we make them for Firestone and Genflex Roofing Systems and they pay us to do so.

I would say that these roof system warranties may even be the best in any industry and not just in roofing or construction. Can you get one like it on a car or a microwave oven? Nope. I don’t think so.
